Living in Georgetown, TX

Living in Georgetown, TX means a historic downtown Square, river trails along the San Gabriel and a wide range of neighborhoods, from 55+ living at Sun City to newer master-planned streets at Wolf Ranch. It sits north of Austin on I-35 in Williamson County, past Round Rock, so most people here drive for work and bigger errands. The right neighborhood comes down to your commute, the school district for a specific address and how much HOA structure you want.

Georgetown was founded in 1848 and is the Williamson County seat, and you feel that history the minute you park near the Square. The 1911 courthouse sits in the middle, surrounded by local shops, restaurants and tasting rooms in Victorian-era buildings. Get a few minutes out and the picture changes to master-planned communities, golf neighborhoods and new construction. When we tour Georgetown with buyers, we usually start by sorting out which side of Georgetown matches the day-to-day they want: in-town and historic, amenity-heavy and newer, or an age-restricted 55+ community.

What it's like to live in Georgetown

Strengths: A real downtown with history and local businesses, parks and trails along the San Gabriel River, Southwestern University in town, and a wide range of neighborhoods, from historic in-town streets to newer master-planned communities and an age-restricted 55+ community.

Trade-offs: Georgetown is mostly car-dependent, and I-35 traffic toward Austin is part of life. Growth means new roads, construction and changing traffic patterns. Some newer subdivisions sit in special taxing districts such as MUDs, so ask for a full tax breakdown on the exact property, not just the city rate.

Georgetown neighborhoods and home styles

Historic downtown and the Square. The Williamson County Courthouse Historic District is listed on the National Register of Historic Places, and the streets near downtown include older homes, some of them Victorian-era. Expect character, mature trees and smaller lots compared with newer subdivisions. If you are thinking about exterior changes to an older home, ask about historic district rules before you write an offer.

Sun City Texas. Del Webb's age-restricted active adult (55+) community. Residents moved in starting in 1996, and the community is built around three golf courses, amenity centers, pools, trails and a long list of clubs. It offers low-maintenance living and a full social calendar. Confirm current age rules and HOA dues for any home you consider.

Wolf Ranch. A Hillwood master-planned community along the San Gabriel River near I-35 and SH 29, with several builders, two amenity centers (The Den and River Camp), miles of trails and Wolf Ranch Elementary on site. West Bend is the newest and final phase. Expect newer construction, HOA rules and a builder contract process that deserves the same care as a resale.

Berry Creek. An established golf community on Georgetown's north side, built around The Club at Berry Creek and its 18-hole course. It includes the Berry Creek, Reserve at Berry Creek and Villages of Berry Creek sections, with a mix of older custom homes and production homes. Club membership is its own decision, and some sections may carry club or deed-based fees, so confirm what applies to the exact lot.

Commute and things to do in Georgetown

Getting around. I-35 is the main route south through Round Rock toward Austin. SH 130 is a toll option on the east side, SH 29 runs west toward Liberty Hill and SH 195 heads north. Your pocket of Georgetown changes the drive a lot, so test your actual commute at the hours you travel before you fall for a floor plan.

Things to do. Spend a Saturday on the Square for shopping, dinner and a glass of wine at one of the tasting rooms. Every April the Red Poppy Festival takes over downtown. Walk or bike the hike-and-bike trails along the San Gabriel River, cool off at Blue Hole Park, hike the Goodwater Loop around Lake Georgetown, explore Garey Park or tour Inner Space Cavern. Southwestern University adds campus events and a college-town feel near downtown.

Schools in Georgetown

Georgetown ISD serves much of the city. Some homes with a Georgetown mailing address are zoned to neighboring districts instead, including Liberty Hill ISD, Leander ISD and, in a few areas, Round Rock ISD. Georgetown ISD is also growing, with new campuses planned and attendance zones that can change. Check every address with the district's own attendance zone locator at georgetownisd.org (or the other district's tool) before you rely on it. Tell us your school priorities early so your search and touring plan stay honest.

What Georgetown offers

  • A small-town downtown with a historic Square, without leaving the Austin metro.
  • An age-restricted 55+ community at Sun City, with golf, amenity centers and clubs.
  • Newer homes and amenities in master-planned communities like Wolf Ranch (verify school zoning by address).
  • Golf and mature trees in established neighborhoods like Berry Creek.
  • A shorter drive to north Austin, Round Rock and the I-35 corridor than to downtown Austin.

The trade-offs: nightlife within walking distance is limited to the area around the Square, and a daily rush-hour drive to downtown Austin on I-35 is a real commitment.

Nearby areas to compare

Cedar Park: north-suburb living with yards and HOA consistency

Leander: newer north-corridor communities

Pflugerville: southeast down SH 130, with Lake Pflugerville, miles of trails and master-planned neighborhoods

North Austin: closer-in options with a shorter drive to central Austin
