All monthly figures below are for the City of Austin (single-family homes, condos and townhomes combined), as published in the Unlock MLS monthly Central Texas Housing Reports for October 2025 through September 2026.
The short answer
In the City of Austin, spring is the strongest season to sell. Over the last 12 months of Unlock MLS data, closed sales, pending sales and the median sale price all peaked between April and June, and homes sold closest to their list price in May (95.2%). The slowest stretch was January, and to a lesser extent December: homes closed at about 91% of list, and the median price dipped to $522,500 in January.
Why I looked at the data instead of the folklore
Every fall and winter I get the same question from homeowners: “Should I wait until spring?” The honest answer is that the calendar matters, but less than most people think, and it should be read from local numbers, not national headlines.
So I pulled the monthly reports from Unlock MLS, the Austin-area MLS run by the Austin Board of REALTORS®, for the City of Austin and put the last 12 months side by side. Here is what they show.

What stands out
Spring is when demand shows up. Pending sales (homes going under contract) climbed from 594 in December to 1,219 in April, the high for the year. Closings follow contracts by a few weeks, which is why closed sales peaked in May (1,076) and June (1,054).
Prices followed the same curve. The median sold price rose from $522,500 in January to $595,000 in May and $605,000 in June, then eased to $560,000 in August and $570,958 in September.
Spring sellers gave up the least at the closing table. Homes closed at 94.9% of list in April and 95.2% in May, compared with 90.8% in January and 90.9% in December. On a $575,000 list price, a few points is real money.
The pattern repeated from the prior year. The 2025 reports show the same shape: homes closed at 95.3% of list in April 2025 and 94.8% in May 2025, versus 91.6% in August 2025 and 90.9% in September 2025. The median price was $595,000 in both April and May 2025, compared with $550,000 in September 2025.
More sellers also show up in spring. New listings in the city peaked at 2,032 in April 2026, and active listings kept building into the summer (4,718 in July). More demand comes with more competition, which is one reason preparation and pricing matter so much in that window.
What this means for timing your listing
If your goal is the strongest price and the smallest gap between list and sale, the data points to having your home on the market from March into May. That is when contracts were being written most often, so a listing that goes live in March or April is positioned to go under contract during the busiest weeks and close in the late spring peak.
A few practical takeaways I share with my clients:
- Start prep in winter. Repairs, paint and photos take time. If you want to list in March, the work usually starts in January or February.
- Summer is still solid. June and July closings were among the highest of the year, though close-to-list ratios were already easing from the May high.
- Late summer through winter is slower, not dead. December still had 844 closings. Homes sell year round in Austin, but they tend to need sharper pricing and more patience.
- Less competition cuts both ways. Active listings bottomed out in January and February (3,262 and 3,148), so a well-prepared home can stand out, but January also brought the softest pricing of the year.
What matters more than the calendar
Seasonality is a tailwind, not a strategy. In my experience, these factors move the result more than the month you pick:
1. Pricing it right on day one. Close-to-list ratios in the low 90s tell you that many sellers are adjusting after they list. A home priced to the current market from the start tends to avoid chasing it down.
2. Preparation and presentation. Spring brings more buyer traffic, but it also brings more competing listings. Condition, staging and photography decide which homes get the showings.
3. Mortgage rates. Unlock MLS said rising mortgage rates weighed on the Austin-area housing market in September 2026, and City of Austin closed sales fell 12.7% from September 2025. Rates can shift buyer demand faster than the seasons do. If you are holding a low rate today, that is its own decision to weigh, and I walk through it in should you sell your Austin home if you have a low mortgage rate.
4. Your net, not just your price. Commissions, title, concessions and repairs all come out before you see a check. Our breakdown of the cost to sell a house in Austin helps you see the real number.
5. Your own timeline. A job move, a new home purchase or a lease ending will usually matter more than a few points of seasonal lift. The best time to sell is often the time that fits your next step, with a plan built around it. You can see how our team at Landy Frost Group at Compass approaches that on our sellers page.
Frequently asked questions
What is the best month to sell a house in Austin?
Based on Unlock MLS data for the City of Austin, late spring has been strongest. In May 2026, homes closed at 95.2% of list price, the highest of the past 12 months, and the median sold price reached $595,000 in May and $605,000 in June. Listing in March or April positions a home to go under contract during that peak.
What is the slowest time to sell a house in Austin?
January, and to a lesser extent December. In January 2026, the City of Austin had 509 closed sales, a median sold price of $522,500, and homes closed at 90.8% of list price, the lowest of the 12 months reviewed. Homes still sell in winter, but pricing usually needs to be sharper.
Do home prices in Austin really go up in spring?
In the last 12 months, yes. The City of Austin median sold price rose from $522,500 in January 2026 to $605,000 in June 2026, according to Unlock MLS. The 2025 reports showed a similar spring high, with a $595,000 median in both April and May 2025.
How long does it take to sell a house in Austin right now?
Unlock MLS reported average days on market of 65 for all City of Austin homes (houses, condos and townhomes) in September 2026, down 8 days from September 2025. Timing varies a lot by price range, condition and how a home is priced.
Is fall a bad time to sell in Austin?
Not necessarily. September 2026 still had 777 closed sales in the City of Austin, and the median sold price of $570,958 was up 4.2% from September 2025. Fall typically brings fewer new listings than spring (1,295 in September 2026, versus 2,032 in April), though homes closed at a lower share of list price (92.5% in September 2026).
Should I wait until spring to sell?
It depends on your timeline and your numbers. If you can list in March or April without hurting your plans, the data favors it. If waiting means carrying two homes or missing your next move, a well-priced listing now can make more sense.
