Buying a home in Austin is one of the biggest decisions most people make. The mistake we see over and over is jumping straight into showings without taking time on the front end to understand the buyer’s situation, wants, needs, and goals, then setting honest market expectations.
Everyone’s situation is different. Without a plan, you burn weekends looking at houses that were never going to fit, or you fall in love with a price point that stress-tests your life the wrong way. If you are just showing houses in areas without a plan, you are doing the buyer a disservice.
Start With a Real Conversation, Not a Tour Route
We meet with every buyer before we go out into the market. The goal is simple: make the most efficient and effective use of your time.
That meeting is usually in person. If you are relocating to Austin, it is often a phone call or video call. Same depth either way.
We typically spend an hour to an hour and a half covering what actually drives the search:
- What matters about location and neighborhood so we can pin a target area (or a short list of Austin neighborhoods)
- Budget, framed as what you are comfortable spending, not just what a lender says you can stretch to
- Where the Austin market has been and where it is now, so expectations match reality
- What the house needs to support your lifestyle and everyday life
There are a lot of variables. Asking enough personal questions is what makes the search efficient, and honestly, more fun.
Expectations Before You Fall in Love With a Listing Photo
A clear plan includes market education up front. Austin has been in a correction since June 2022. That does not mean every house is a bargain, and it does not mean every seller will negotiate the same way.
What it does mean is that a soft market is worth making the ask, when the data supports it. In our experience, the average market discount has often landed around 6 to 8 percent off list price. We have had wins closer to 10 to 15 percent when the opportunity was there and we negotiated with support behind the offer.
That is not every listing. Some homes still sell at list. Seeing the opportunity, then making the ask with data, is the difference between guessing and working the market.
Plans Change. Communication Lets You Pivot.
Sometimes preferences change after a few tours. Sometimes life changes. We recalibrate.
We have worked with buyers who were locked on one part of Austin and ended up in a completely different area once we kept honest feedback flowing. That only works when communication stays open. Feedback after every showing is not busywork. It is how the plan stays alive.
What to Bring to That First Conversation
You do not need a perfect spreadsheet. Bring a general idea of what you want and need: areas that interest you, how you live day to day, and what “comfortable” spending looks like for your household.
From there we build the plan, then we tour with purpose. See how the rest of the Austin buying process works with our team.
If you are ready to start with clarity instead of a random Saturday of open houses, contact us to talk it through or call / text 512-693-8578. You can also begin your VIP Home Search here.
