What This Means for Sellers
Prices are holding, but buyers are patient. More than half of active listings have cut price, and the first cut typically comes about 25 days in. Pricing right on day one is the best way to avoid chasing the market down.

What This Means for Buyers
Fewer new contracts and 4.5 months of supply mean real room to negotiate on price, closing costs, repairs or a rate buydown, especially under $500K and above $1.4M. In the $600K–$1.4M range, well-priced homes still move quickly.
